How much money is my home or real estate property worth in today's marketplace?
  • Pricing your home is not easy. If you ask too much, those buyers who could afford it if it were properly priced will never see it since Agents will not show their clients homes priced higher than they are able or willing to spend.  On the other hand, those buyers who can afford your asking price may come to view your home but will never make an offer since they find your property lacking compared to others they are viewing in the same price range.  Accordingly, you have lost both groups and have significantly negativley impacted your opportunity to sell your home at fair market value.

  • Thinking that you can start high and then reduce your price if your home does not sell runs the risk of "tainting" your home.  All price reductions become a matter of record.  After a price reduction, potential buyers tend to want to know what is wrong with the house to warrant the price change, or they think that you are so anxious to sell that you will accept an offer significantly below your new asking price.  In either event, you have caused your home to lose value in the eyes of the buying public.  

  • Pricing your home too low is also a problem since it leaves on the table hard earned equity that could have been in your pocket.  

  • A detailed Comparative Market Analysis performed by a competent Realtor will outline for you the recent selling prices for similar properties in your neighborhood to help you determine the proper asking price for your home.  Providing as much detail as possible about your property, and insisting that the person doing the analysis personally visit your home to view first hand the specific amenities and condition of your home, will assure that you arrive jointly at the right price at which to list your home.
